1)
You find a property you are interested in buying and provide
us with the MLS number. We provide you with access to a
full property listing detail sheet, including Market History,
Listing Office and check to see if there is a Non
Representative Commission offered.
2) If the property is
eligible for a rebate, then you agree to let Ideal Properties
Realty act as a Non Representative in your transaction by
signing a (FORM TO BE CREATED).
You cannot already have an Agency Relationship (i.e. Buyer's
Agent, Non Representative) for the property you are inquiring
about.
3) You must be
Pre-Qualified for a mortgage. This ensures we are
sending quality Buyers to properties. We do not want to
waste the time of Sellers/Seller's Agents. We can either
Pre-Qualify you with an affiliated Mortgage Company or you can
submit a letter from any accredited lender.
4) We will make the
appointment for you to see the property; however, we do not
accompany Buyers to showings. You must bring the Ideal
Properties Realty agreement printed from our website and
present it to the Listing Agent/Seller of the property to show
that we represent you as a Non Representative. Also,
when the appointment is made we tell the Listing Agent the
Buyers have engaged our services as a Non Representative.
5) Any Offers/Counter
Offers to Purchase the property will be submitted by us until
there is an Accepted Offer. We will provide all the
appropriate blank Legal Forms that may be needed to complete
the transaction (i.e. Offer to Purchase, Purchase & Sales
Agreement), however, we will not prepare any documents.
6) After a Purchase and
Sales Agreement has been signed by both parties, you must
immediately send us a copy for our records.
7) After closing has taken
place, you must immediately send us a copy of the HUD-1
statement. Once our commission check is received and
funds have cleared, the Buyer will receive a Rebate Check
within 14 days. *There is no minimum Sales Price for
properties, however, Ideal Properties Realty will collect a
minimum $2,000.00 commission. |
